			<content:encoded><![CDATA[<p>When you first buy a house in an older neighborhood, you might be tempted to restore all of the woodwork inside the house to its original splendor. However, in a lot of neighborhoods this kind of restoration effort is nowhere near justified for the additional rents you won&#8217;t get out of it. You need to carefully choose your <a href="http://en.wikipedia.org/wiki/Investment">investment</a> of effort here.</p>
<p>While you might think that all you have to do is use a little sandpaper and it&#8217;ll act like a magic wand, in most cases this just won&#8217;t come to pass. First off, most of the homes old enough to have great wooden trim also have several layers of subsequent paint over it. This paint often contains lead, which will take you into either irresponsible territory or a lot of hassles to meet EPA requirements. Painting over it is just easier. However, there are times when it&#8217;s worth the investment of effort.</p>
<p>One of those times is when you&#8217;re dealing with an area where high price points are the norm. You can take a home that has good systems and make it into a great place to sell or rent out, and get appropriate prices to go alongside your sweat equity. However, if the neighborhood you&#8217;re dealing with has dependent families, boarded up houses and lawns that get mown by the local authorities your potential buyers and tenants likely won&#8217;t care about such characteristics. While they might find it attractive, they generally won&#8217;t pay any more for it.</p>

<p>Buying that perfect plot of land for your dream house is just as important as the materials used to build the home. Chances are you’ve picked the location for its natural beauty, stunning shade trees, and convenient neighborhood, but if your recent purchase requires any amount of land clearing prior to building, remember to protect those trees.</p>
<p>Mature trees provide shade that can help lower a home’s energy costs and increase land value, so leveling the land is the last thing you want to do. Once you’ve determined where the house will go, inform your contractor which trees and other forms of plant life will be kept intact. Be committed to this conservation and ask your contractor what he or she will do to safeguard the environment surrounding your future home.</p>
<p>Trees can be <a href="http://www.extension.umn.edu/distribution/housingandclothing/dk6135.html">seriously damaged</a> by construction activities, and this damage often occurs at the roots. Mark the trees with an “Off Limits” sign construction workers can clearly see, and allow enough space for these signs or temporary fencing to incorporate the underlying root system. Monitor the construction site regularly. This alone will alert workers to your commitment to preserving the surrounding environment.</p>

If this proves impossible, opt for tunneling under root systems instead of trenching through. It may cost more money up front, but the shade trees will save on energy costs for years to come.</p>
<p>Save younger trees by transplanting them and chip any damaged or dead trees. Large trees almost never survive within five feet of the construction site, so keep this in mind when laying the home’s foundation.</p>

<p>Restoring a historic home is both an exciting and daunting task, and even more so when you want to be environmentally friendly about it. Despite preconceived notions, including reclaimed products and green technology doesn’t have to deflect from the home’s original character.</p>
<p>First of all, hire a contractor that has the knowledge and experience to take on a sustainable renovation project. Ask the contractor if he or she re-uses demolition debris, recycles, and works with reclaimed materials. Some contractors simply will not work with used material, so get this information up front.</p>
<p>Many historic buildings are energy efficient due to their quality of construction, but others require improvements. Consider an <a href="http://blog.davidsharffarchitect.com/green-design/green-historic-home-restoration/">ultra-efficient </a>HVAC system, spray-foam insulation, low flow plumbing fixtures, and an efficient hot water heater. When remodeling an old kitchen, install energy-efficient appliances to reduce energy and water use. <p>In reality, construction loans are harder to come by than traditional mortgages. These loans are short-term, interest-only, and are designed to revert to a traditional mortgage upon construction completion. They come in two types: the construction-to-permanent loan and the construction-only loan.</p>
<p>The construction-to-permanent loan, or all-in-one loan, automatically changes to a standard mortgage once the home is built. The advantage to this type is that it only requires one application and one closing.</p>
<p>The construction-only loan must be paid off or replaced with a conventional mortgage at the end of construction. <p>Regardless of the type of construction loan, the interest rate is generally fixed for the construction period. They also don’t pay out all at once. Lenders will figure up a schedule of your construction stages and hand out the funds for each stage. Most lenders also insist that you hire a professional contractor.</p>
<p>The best way to stick to your budget is to make a plan and live by it. It’s easy to get carried away in splurging on fancy bathroom fixtures or surface upgrades, but you may run out of money before the construction is completed. Practice a little self-control and you’ll have the home of your dreams in no time!</p>

A fixed loan is a loan that has a fixed interest rate for the life of the loan. These types of loans generally come in a 15 or 30 year term with a fixed monthly payment. Your monthly payment is split between the principle and the interest. This is often the best choice in a volatile market that has fluctuating rates.</p>
<p>Adjustable rate mortgages, or <a href="http://www.federalreserve.gov/pubs/arms/arms_english.htm" target="_blank">ARM</a>, have a fixed interest rate for a period of time and then adjust yearly after that. The most common ARM&#8217;s are 5 and 7 year, but longer periods of the initial fixed rate can be obtained. The drawback to these types of loans is that you pay only interest with your monthly payments and when the loan matures, you are required to pay to balance in full or refinance again.</p>
<p>Government back loans are guaranteed or backed by the federal government. Two types of the these are the FHA loan that is backed by the Federal Housing Administration and the VA loan, which is backed by the Department of Veteran Affairs. These types of loans tend to have a maximum amount allowed for the loan, but that amount varies by county.</p>

<p>1.       The Gherkin, London. This building is very unique. The interesting “gherkin” shape is 40-storeys and is home to many banking and financial companies. The building is in the heart of London and opened on April 28, 2004. It’s London’s second tallest building and was designed by Lord Foster, Ken Shuttleworth, and Arup Engineers.</p>
<p>2.       Taipei 101, Taiwan. Taipei 101 was once the world’s tallest building, until Burj Dubai was building. But, the building does have its own records that are giving it a great name. For instance, you’ll find the world’s fastest elevator here (it goes 16.83 m/sec). The building is 101 storeys and was completed in 2004.</p>
<p>3.       The Chrysler Building, New York City. The fabulous art deco design is what really makes The Chrysler Building stand out. The building was inspired by the automobile industry, and has stainless steel and intimidating gargoyles. When it was completed in 1930, The Chrysler Building overtook the Eiffel Tower as the world’s tallest building. The building only held that spot for about a year when the Empire State Building overtook the title.</p>
<p>4.       Somerset House, London. Heading back over the pond to London, we find the Somerset House. This building, built in neoclassical style, was constructed in 1755. It stands between the Strand and the River Thames. Now, it’s home to many art exhibits.</p>

<p>1.       The Statue of Liberty. There’s no doubt about it. Everyone at some point in their life should see the Statue of Liberty in person. Lady Liberty is a stunning site. Plus, she represents freedom from oppression. The emotion that is evoked when visiting the Statue of Liberty is something that cannot be compared.</p>
<p>2.       The Eiffel Tower. For another stunning structure, you must go to the Eiffel Tower in Paris. This iron tower has restaurants on the levels and allows visitors to take in the wonderful view of the City of Lights from the top.</p>
<p>3.       The Golden Gate Bridge. Known as one of the great structures in the world, the Golden Gate Bridge welcomes visitors to California. Go ahead and drive, walk, or bike across the bridge.</p>
<p>4.       Brooklyn Bridge. While we’re on the subject of bridges, head to the opposite coast and check out the Brooklyn Bridge. Walk from Manhattan to Brooklyn across these wooden planks. Go ahead and grab a slice of pizza on the other side of the bridge.</p>

A house cannot sell if there aren’t any offers. An agent can’t properly tell you how quickly you can get into a short sale until offers start to come in. Go with an agent that specializes in short sales to make the process a little easier.</p>
<p>2.       Be prepared for an emotional ride. The short sale process can be very emotional. There are many ups and downs that come with dealing with banks and real estate agents. If you can be patient and detach from the process, you can make it out relatively unscathed.</p>
<p>3.       Keep in mind that you aren’t always getting a bargain. Many people mistakenly believe that a short sale will be about 8% below market value. This isn’t always the case. The price of a short sale will be determined by the local market and the difficulty of dealing with the lending institution.</p>

<p>The Leaning Tower of Pisa, in Italy, is indeed one of the most intriguing structures in the entire world.One of the things that makes this building so interesting is the fact that it does, in fact, lean. During the early stages of construction, the structure gave in and began stilting southwest. In addition to the fact that the building does tilt and the amount of time it took to build, there are other very interesting facts to know about the Leaning Tower of Pisa.</p>
<p>The debate about who actually built the Tower has been going on for year. In fact, there’s a bit of controversy surrounding who is the architect of this magnificent structure. It’s commonly believed that Bonanno Pisano created this masterpiece. No matter who the true architect is, this building is certainly a sight to behold.</p>
<p>The construction of the Tower of Pisa became in 1178. When the builders reached the third floor, they has to stop construction completely as the building began to sink. The weak and unstable soil are to blame for the sinking. This is where the “leaning” part of the Tower of Pisa comes into play. Work on the tower stopped for nearly 90 years after the sinking, with many believing there was no way to save the building. Giovanni di Simone and Tommano Simone took on the task to complete the tower. In the 90 years since construction began, the soil had time to settle. This presented the opportunity to complete the structure. If the soil wouldn’t have settled during that time, the tower would have collapsed.</p>
<p>By this point, the tower indeed had a tilt to it. To compensate for the tilt, the engineers built the next four floors with one side taller than the other. The engineers actually manipulated the tower to lean in the opposite direction. Thus, the tower began to be known as the Leaning Tower of Pisa.</p>

<p>The Eiffel Tower is one of the most famous buildings in the world. <p>The Eiffel Tower is an iron structure built on the Champ de Mars by the Seine River. The structure took two years to build and was completed in 1889. At night, the structure shines all over Paris as it is beautifully illuminated.</p>
<p>The Eiffel Tower was named after the main architect, Alexandre Gustave Eiffel. He was also the architect who designed the internal frame for the Statue of Liberty. Work began on the tower in 1887 and was complete by March 1889. Up until 1930, the Eiffel Tower was the tallest structure in the world. The metal that comprises the tower weigh 7,300 tons. It took 50 engineers and designers, 5,300 drawings, and more than 100 workers to build the 18,000 parts of the tower.</p>
<p>Visitors are welcome to come to the Eiffel Tower. In fact, there have been over 200 million visitors to the Eiffel Tower. On a clear day, it’s possible to see over 42 miles away from the top of the tower. If you want to go to the top, just take one of the elevators. The Eiffel Tower is open 365 days a year and has two restaurants – on the first and second platforms.</p>

<p>Due to the economy and government budgets being cut, many cities all over the United States are allowing their historical buildings to fall by the wayside. Historical buildings take a lot to <a href="http://www.preservationnation.org/resources/faq/historic-buildings/">preserve</a>. There are special building materials and extra maintenance that go into keeping historical buildings in their original condition. These buildings require special paints that can go with the building, special hardwood that matches the existing structures, and some of the historical buildings require complete electrical and plumbing makeovers. These materials and maintenance can cost a lot, and governments do not have the money to keep up the buildings. Luckily, cities such as Sacramento have come up with a solution that allows the historical buildings to be preserved without having to cost the government a lot of money.</p>
<p>Sacramento came up with the idea of allowing specific management companies to purchase these lovely historical landmarks. The idea behind this concept is simple. Cities will list several historical properties that need renovations and remodeling. The lists are provided to various private property management companies that are allowed to consider these buildings for purchase. <p>-          The Empire State Building is 1,454 feet tall. The building was designed by famed architects Shreve, Lamb, &amp; Harmon Associates and was built by Starret Bros. &amp; Eken.  It took one year, 45 days to finish the building – ahead of the original schedule!</p>
<p>-          It costs $24,718,000 to build to Empire State Building. Here’s an interesting fact: that’s actually half the cost it normally would have cost to build a structure of this size. Because the building was built during the Great Depression, it costs half as much to build.</p>
<p>-          There are 102 floors in the building.  There are 1,860 steps from the street level to the top of the 102<sup>nd</sup> floor. It includes 6,500 windows.</p>
<p>-          Inside, there are mostly business offices. Nobody lives inside the building, but there are hundreds of offices. For many, the reason to come to the Empire State Building has nothing to do with doing business. People come here for the tourist attraction. Tourists can go to the top of the building for an incredible view of the entire city.</p>

<p>For Americans, the ultimate symbol of freedom is the Statue of Liberty. There’s just something momentous about seeing the Statue of Liberty and knowing all that this national landmark represents. It’s a symbol that people for many generations have sacrificed to see, behold, and witness. Indeed, Lady Liberty is a monument that US citizens – and those around the world – can be proud of.</p>
<p>The Statue of Liberty was dedicated on October 28, 1886. She is overall 305 feet tall. In fact, the height of Lady Liberty from her heel to the very top of her head is 111 inches high. To get to the top of the statue, you must walk up 154 steps. Not everyone can climb inside Lady Liberty nowdays, so if it’s your goal to walk from the pedestal to the crown, you’re going to need a special ticket.</p>
<p>In her left hand, Lady Liberty holds a tablet that is 23 feet and 7 inches tall and 13 feet, 7 inches wide. Inscribed is July 4, 1776 – representing American independence. On her crown you will find seven rays. These rays represent the seven continents of the world and each is 9 feet long and weighs 150 pounds. In fact, Lady Liberty herself weighs 225 tons – that’s 450,000 pounds! Her feet are bout in broken shackles which represent the oppression and tyranny that those coming to the US are fleeing.</p>
<p>The Statue of Liberty is a monument that swells the hearts of every American. She’s a national symbol representing freedom and liberty. If you get a chance to visit the Statue of Liberty in person, take some time to notice the unique symbols and ponder all that this statue represents. When it’s time to get your project rolling, follow these steps to help you get funding.</p>
<p>1.       Qualify the project. The first step to getting enough funding is to get your project qualified. Basically, this means that you need to make sure the project will actually get funding. It it’s an existing commercial property, the loan amount depends on how much money is left after the monthly operating expenses are paid. Banks will look at the Net Operating Income to determine this number. If it’s land you are purchasing, the bank will want to know about entitlements, utilities, and zoning. For construction projects, the bank needs to know the costs to complete the project and the ending value.</p>
<p>2.       The loan package. The next step is to get the loan package together. This includes all of the important documents like the location, structure, value, and how you’ll use the property. Underwriting is included in this step.</p>
<p>3.       Letter of interest. After the underwriting process, most banks will issue what is known as a Letter of Interest. Basically, this is a deposit that will cover the appraisal and any necessary paperwork to begin the process.</p>
<p>4.       Funding. The final step is the actual funding of the loan. If you’ve qualified the project, done the necessary paperwork, and received an appraisal, all that’s left is the funding. The bank will need a copy of all the paperwork you’ve completed before funds are delivered to escrow.</p>
<p>It can be tricky getting a commercial property loan in today’s economic times, but it’s not impossible. Are you ready for your funding?</p>

<p>In Mexico&#8217;s Yucatan Peninsula stands the great Mayan wonder of Chichen  Itza. This amazing monolith is by far the most well-known Mayan  archeological sites in the area.  At one point in its vast history,  Chichen Itza was used as a religious structure. It claims a slot as one  of the Seven Wonders of the World.</p>
<p>Italy&#8217;s Leaning Tower of Pisa is an icon the world over. Just a flash of  it in a photograph and you know exactly where the picture was snapped.  At the top of its eight stories are seven bells. Each bell in the belfry  is individually named as well as tuned to a musical scale. The white  marble tower began to sink down and lean into the ground during it&#8217;s  early construction. Italy is a wonder of famous landmarks. Pisa is just  one of the architectural beauties contained within its boundaries.</p>
<p>Towering over many awestruck onlookers in Rio de Janeiro, Brazil is  Christ the Redeemer. With his outstretched arms in an inviting symbol of  a welcoming embrace, this statue stands up at 130 feet. Constructed  from soapstone and reinforced concrete, it took nine years to finish.  Hike up 220 steps to get up close and personal with this icon of Brazil.  Christ the Redeemer is now known as one of the New Seven Wonders of the  World.</p>
<p>Beyond the mammoth madame Liberty, America is home to many other  landmarks that is worth placing on your list of places to see. Mount  Rushmore is a national tribute to four pivotal presidents from US  history. Faces of George Washington, Thomas Jefferson, Theodore  Roosevelt and Abraham Lincoln are carved out granite rock of South  Dakota&#8217;s Black Hills.</p>

Tourists  wait in long lines to tour her beauty. This monolith is one of the most  recognizable landmarks world over. Let&#8217;s take a closer look at the  Statue of Liberty.</p>
<p>The Statue of Liberty is over 120 years old. Since it&#8217;s arrival to  American shores, it&#8217;s been on many an itinerary for New York visitors.  Her design was inspired by the Roman goddess Libertas as a gift of  international rapport from France. With stellar views of lower  Manhattan, sightseers make a 354 step climb to get to her crown. What a  challenging climb to obtain a one-of-a-kind view. But, if chugging up a  narrow flight of stairs sounds like a buzz kill to you, there&#8217;s always  an elevator. If you choose to embark on the long climb it takes two  hours to reach the top.</p>
<p>The green patina of the monument is a result of oxidization. At 305&#8242; 1&#8243;  tall, it&#8217;s recorded among the tallest monuments in the world. Formally  called Liberty Enlightening The World, this welcoming structure is  accessible by ferry. Being constructed out of copper makes the statue a  225 ton lightning magnet. It&#8217;s hard to say how often lightning hits the  structure each year.</p>
<p>This notable monument has been featured popular mainstream films such as  &#8220;Planet of the Apes&#8221;, &#8220;National Treasure: Book of Secrets&#8221;, and  &#8220;Cloverfield&#8221;. Liberty Enlightening the World is synonymous with New  York Harbor. Flash a picture of a portion of her face and crown. The  image is unmistakable.</p>
<p>If you want to visit this iconic lady, plan well ahead. Passes are  issued first come first served with a limit of 3,000 people allowed to  visit per day. Also, please be aware that each visitor will have to pass  through a security screening. Much like you would experience at an  airport.</p>

<p>A short boat ride onto Pearl Harbor will lead you to the somber resting place of 1,102 American soldiers. Here is a brief look at the USS Arizona Memorial in Hawaii.</p>
<p>On the capital island of Oahu lies the remains of the battleship USS Arizona after it was sunk on December 7, 1941. With over a million yearly visitors, this memorial was built to honor the lives lost on that infamous day. Oil slicks cast their iridescent sheen on the water&#8217;s surface as a quiet reminder of what occurred underneath. The memorial bridge was built over the wreckage and dedicated on May 30, 1962. Visitors who travel to the monument read the names of fallen soldiers engraved on the wall of the bridge.</p>
<p>The USS Arizona Memorial is housed on the waters familiar to the island Naval base of Pearl Harbor. The visitor&#8217;s center for the memorial is open seven days a week except for Thanksgiving, Christmas, and New Year&#8217;s Day from 7:00 AM to 5:00 PM. Before you board the ferry to the memorial site a 23-minute historical film is shown. There is no fee for the USS Arizona Memorial tour, but get there early as tickets are issued on a first-come first-served basis.</p>
<p>Also keep in mind that Pearl Harbor is an active military base. There are security precautions that come into play before you are allowed on the memorial bridge. You may bring a camera with you on the tour. However, you will be asked to leave behind all bags for security reasons. It&#8217;s recommended that you lock any bags in the trunk of your car. Whether it be a handbag or a baby bag, you won&#8217;t be able to take it with you. Don&#8217;t worry if you forget to stow your purse beforehand. There is storage available at the USS Bowfin Submarine Park for a nominal fee. No items of concealment are allowed. Security measures are strictly enforced.</p>
